There are two places you can apply auto-charges. One is against the service type itself so that do not need to keep writing out the standard auto-charges each time you create an instruction under that service type.
i.e If you want all "Managed" service type tenancies to have 2 particular charges, you can add it to the service type itself and they will add to the tenancies under that service type.
The other is one specific to the individual tenancy and I will add the instructions for this below, after the service type specific option.
Autocharges for all tenancies under one service type
Please go to the little person icon in the top right > click "object types" > select "service type"
Click onto the service type:
Then click "autocharges" on the left > +add in the top right to add charges and anything in the middle of the page is already a saved item which should appear on tenancies of that service type.
Fill in the fields according to what you need
Type- You can choose whether to charge a percentage amount or a fixed fee.
Amount- Either a percentage or the amount you’d like to charge (excluding VAT)
Person Type- Who You’d like to charge.
Apply To- New tenancies or renewals or both.
Apply When- choose a tenancy stage, or select fixed date
Offset Type- If you’d like the charge to be called earlier/ later than the previous dropdown.
Offset Days- if you have selected an offset type, then you need to tell the system by how many days.
Branch- Which branch to apply the charge to.
Sales Account- The sales account you’d like the charge to be applied to.
Nominal Code- this is used if you use accountancy software with LetMC
Description- this will appear on the landlord/tenant statement account.
Recurrence Type- How often you’d like the charge to be made due.
Recurrence- How regularly during that period you’d like the charge to be made due (for example once a month it would be monthly, 1)
Minimum Calculated Charge For Whole Tenancy- This is if you have a minimum you’d like to charge (usually used for percentages)
Restrict To Rooms- You can select for the charge to be applied for properties with a particular number of rooms.
- Once you have filled out this form, you click SAVE AND CLOSE to complete.
This is how the auto charges will look, active charges will be highlighted in Green - inactive ones will be red.
- If you wanted to, you can delete the charge so it no longer applies. To do this you click onto the Actions button on the charge, and select Delete charge, the charge will then be removed from the list.
Autocharges for tenancies individually
Please go to the tenancy and click "Auto Charges" on the left:
Click +add in the top right to add charges - see the middle of the page for existing current charges - and finally, see the bottom of the page for last charged items.
