Something that has been asked for before but has previously only been possible by combining other reports is a report to show when the last time rent was increased on a tenancy. This is becoming even more valuable with periodic tenancies as most agents will review rent on renewals and new tenancies. This report shows you the last time the rent was increased on a tenancy.
This report pulls through all tenancies where the last rent period end is blank - ie the rent period is until the end of the tenancy and from this you can use the start date of the last rent period to figure out the last time this was increased. If the rent schedule appears as below, the report show that the rent has not been increased since 10/07/2021
What this will show is that the tenancy started on 10/06/2020 and the latest Rent Period Start is on 10/07/2021 so the rent has not been increased since this date. Please note this only works if you update rent schedules in full, if you only change the amount owed this will not pull through.
If Rent Period Start is blank, the rent has never been increased.
We recommend adding a custom field to Tenancies for this and add Rent Review Due. This way you could build another report based on this information to stay on top of when you should be reviewing the rent on your clients properties.
