Rent can fail to become due for several reasons, you should always check the following:
- Has the tenancy been signed? If the tenancy is still Let Agreed the system won’t know that the tenants are in the property and that rent needs to be called for. Signing the tenancy will allow the system to call for rent up to 21 days after the start date.
- Has the tenancy been placed on a Let Only Service? If the tenancy is on a Let Only Service, these are usually set up to not manage the rent. You can check verify the Service Type via the Tenancy > Tenancy Details > Tenancy Specific Information:
If this is the case, and you need to pay across to the landlord the first months rent. You can do this via the Tenant > Actions > Make Rent Due. Once complete, Actions once more > Manual Rent Transfer.
- Has the Rent Schedule been updated and/or the collection date been removed? The system will cease calling for rent if the Next Collection Date has been removed. You can check this via the Rent Schedule > Change next collection date:
If this field is empty, the system will not call for rent. You would need to add a date in the future in line with the Rent Schedule you have in place. The system will then be able to call for any rents going forward.
There are various Audit reports that can also be used to verify the changes to the Rent Schedule. This can be found under Office :
This will allow you to see, who changed the Due date and when. Along with when a rent schedule was adjusted.
