Changes to Nightly Advertising Feeds
National Trading Standards: Disclosure of Material Information in Property Listings, Part A
This release includes amendments to incorporate the legally required 'Part A' National Trading Standards advertising changes required from the end of May 2022, and will mean changes to how Features (Sales) and Facilities (Lettings) show on any advertising portals where data is sent using a nightly feed.
The following new fields have been added to the system to facilitate the new advertising requirements:
Sales Instruction Details
- Ground Rent Review Period in Years
- Ground Rent Percentage Increase
- Domestic Rates (NI Only)
Tenancy Details
- Council Tax Exempt
When data is sent to a portal using a nightly feed, it will use a combination of these new fields and existing ones to send the information listed below, in place of some Features in Sales and Facilities in Lettings. These legally required fields will be prioritised over any manually entered Features or Facilities, which will be displayed after these (up to the number of fields remaining to the file format limit of 10). If the relevant field is left empty, the system will ignore this and not include it in the data sent.
Sales:
Share Percent
If any value is set in the 'Share Percent' field the following two Features will be sent in the feed:
'Shared Ownership: Yes'
'Shared Ownership Percent: [Shared Percentage figure]'
Rent Amount
If any value is set in the 'Rent (Per Annum)' field the following Feature will be sent in the feed:
'Shared Ownership Rent: [Rent Amount] per annum'
Ground Rent
If a value is entered into the 'Ground Rent (£PA)' field the following Feature will be sent in the feed:
'Annual Ground Rent: [Ground Rent figure]'
Ground Rent Review Period
If any value is entered into the 'Ground Rent Review Period In Years' field the following Feature will be sent in the feed:
'Ground Rent Review Period: [Period] Years' if multiple, or 'Ground Rent Review Period: 1 Year' if 1
Ground Rent Percentage Increase
If any value is entered into the Ground Rent Percentage Increase field the following Feature will be sent in the feed:
'Ground Rent Percentage Increase: [Percentage Amount]'
Annual Service Charge
If any value is entered into the field Service Charge (£PA) the following Feature will be sent in the feed:
'Annual Service Charge: [Charge Amount]'
Council Tax Band
If any value is set in the 'Council Tax Band' field the following Feature will be sent in the feed:
'Council Tax Band: [Value]'
Domestic Rates (Northern Ireland Only)
If any value is entered into the field "Domestic Rates (NI Only)" the following Feature will be sent in the feed:
'Domestic Rates: [Rate Amount]'
Lettings:
Council Tax Band
If any value is set in the 'Council Tax Band' field the following Facility will be sent in the feed:
'Council Tax Band: [Value]'
Council Tax Exempt
If the 'Council Tax Exempt' slider is set to Yes the following Facility will be sent in the feed:
'Council Tax Exempt'
Please note: these include Zoopla, On the Market, Boomin and any other feeds that run overnight. Changes are due to be made later this year to transition from these three nightly feeds to each portal's real-time service, and these will be communicated in due course.
NB: Changes will be made to the Rightmove real-time data feed prior to the end of May 2022. Our update to the real-time feed has been delayed while we await Rightmove's confirmation of how they would like to receive some elements of the required data, and our pending changes will be released as soon as we have this information from them. Features and Facilities will continue to appear on Rightmove as they do at present. These further changes will also include the addition of a new field on a lettings property for 'Domestic Rates (NI Only)'.
API Key App (beta)
Ability to access the Generate API Key app and get API keys for all of the agentOS, agentPay and Calmony proptech connections and Zapier API key to access automations. To access the app go to the top right system menu.

Improvements
Auto-add Notes when uploading files to Saved Documents
A Note will now be added automatically when uploading a file to the Saved Documents section of that record.
Notes Types in Alphabetical Order
Note Types in Object Types are now automatically sorted into alphabetical order.
Lettings: Right-hand Report Widgets
The three 'Signed' report widgets have had their destination report changed to the Tenancy Sales report in Office, to return more relevant information.
Properties on Vendor Profiles
An option to view linked Properties has been added to the left-hand ladder of vendor profiles.
Yorkshire Bank Statement Type
Added a new 'Yorkshire Current 2022' bank statement upload type.
Co-Operative Bank Statement Type
Added a new 'CoOp Current 2022' bank statement upload type.
Direct Debit for agentOS subscriptions
Added a link to agentOS direct debit mandate in the top right hand corner setting menu.
Bugs/Defects
Rightmove Import
Corrected a defect where the Rightmove Import tools in Sales, Lettings and the Quick Add functions had stopped working.
'Email From' Address when sending Email Templates
Fixed an issue where some email addresses were reverting to a default address rather than the selected one when sending Email Templates.
Advertised Instructions: Matching Applicants/Rent Review Matching
Corrected an issue where these two options were mislabelled as one another. Matching Applicants will now show those who match with the current instruction details, and Rent Review Matching will show you those who would match after varying the rent amount.
Lettings: Right-hand Report Widgets
Fixed a bug where some widgets were returning incorrect values.
GDPR Logins
Fixed a bug where some GDPR client profiles were not loading.
Management Report Rent Collected Figure
Fixed an issue where the Rent Collected total on the Management Report was not calculating correctly.
Features
Bulk upload/BACS payments
Ability to download the Calmony bulk payment excel file and then upload account name, number, sortcode, reference and amount.
Or use the BACS standard 18 file (txt) from your CRM to upload the payments.
Please note Calmony Bulk/BACS payments will pay immediately at no extra costs, where BACS payments via traditional BACS system will pay the following day.
AML Exemption Request
Ability to make within agentOS and calmony.agentos.com a request to exempt a person/payee from an AML check, including uploading the supporting documents or inhouse AML checks.
Internal to Calmony The ability to grant historic AML exemption for payee uploaded or already in the agentOS system. |
